Treasure Coast Mortgage, LLC (NMLS #1958997) is licensed to originate mortgages in Florida, Georgia and Texas, and I hold my individual loan originator license there as well (Emmett Dempsey, NMLS #208522). A mortgage is licensed by the state the property sits in — so if your home is in any of these 3 states, we can do your loan.
There's no automatic "reciprocity" between states. Each state issues its own license, and we've gone through that process in all 3. For you, that means continuity — if a move, second home, or investment property crosses one of these state lines, you keep the advisor who already knows your income, goals, and timing.
